Q. What are my voting rights in the condominium association?
A. Each unit in the Association will have (1) vote on all matters on which the membership shall be entitled to vote. The condominium contains forty-nine (49) units. Therefore, you will have one (1) vote of out forty-nine (49).
Q. What restrictions exist in the condominium documents on my rights to use my unit?
A. Only residential use permitted. One (1) pet under twenty (20) lbs. There are restrictions on the alteration and improvement of units. There are restrictions on signs. There are restrictions on the use of common elements and common areas. (See House Rules)
Q. What restrictions exist in the condominium documents on leasing my unit?
A. Only entire units may be leased a minimum of thirty (30) days. No lease for more than one (1) year. The MCT Board must be notified twenty (20) days prior and include a fully executed lease for approval. Board may require a personal interview with prospective renter.
Q. How much are assessments for my unit?
A. Quarterly assessments are $3,100.00 and are due January, April, July and October 1st of each year.
Q. Am I required to pay rent or land use fee for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?
A. No
Q. Is the condominium association or other mandatory membership association in any court cases in which it may face liability in excess of $100,000.00?
A. No
